Please carefully read these T&C’s before using our website. To proceed with travel arrangements using the information of this website- is your agreement to all the Terms and Conditions listed here.

By utilizing the www.sativilla.com website or engaging in written communication with Sati Villa for travel arrangements, you confirm that you are 18 years or older and fully accept these terms and conditions, designed to protect all parties involved.

Booking Conditions

The Sati Collection website is owned and operated by Sati Estate (Pvt) Ltd., with the business address of Thalangama North, Battaramulla, Sri Lanka.

Guests are required to read and comply with the terms and conditions, including booking conditions available at www.sativilla.com/terms-and-conditions. Any violation may result in reservation cancellation, denial of accommodation access, forfeiture of payments, and charges for costs incurred.

Booking Your Holiday

For Sati reservations made through this website, confirmation of your reservation  occurs upon you receiving written communication from Sati management, that your reservation is confirmed. The written communication will guide you through the next steps of a deposit (20% of the total reservation price) that is payable within 30 days prior to check in date.

Final Payment

The remaining 80% of the total reservation price will be paid at Check in. For any additional services with charges incurred during your stay- these will be billed at the end of your stay.

Methods of Payment

Payment options are:

  • Bank transfer (LKR, USD or EUR), any bank transfer-related charges are borne by the Guest.
  • Global Payments Email Pay- payment with VISA or MasterCard. The link will be sent to you by Sati management, when the deposit for the reservation is due.
  • Any cash amount in LKR is accepted. Cash under the value of USD/EUR 300 is accepted. Notes must be without any damage, free of pen marks or stamps.

SSL, Security, and Encryption

The website and the payment link are secured with SSL 128-bit encryption, ensuring data confidentiality and integrity. Card details are encrypted and securely transmitted over Visa and MasterCard networks.

Price Policy

The pricing of the reservation is for the entire accommodation; however, the total reservation price per night depends on the number of guests above the age of 10.

Children above age 10 and adults are considered as ‘Guests’ of Sati accommodations. Children age 10 and under stay free of charge sharing sleeping space with parents. The number of children under age 10 must be communicated to Sati along with the reservation in a note.

Child Policy

  • Children age 10 and below stay free of charge with existing sleeping arrangements.
  • Children of all ages are welcome.
  • Children must be always under adult supervision. The Villas are open to deep water, heights, wild animals in the garden and open lounge spaces without child safety locks.
  • Children must not sleep in a room without an adult.
  • Picky eaters are welcome- please ensure you include the number of children aged 10 and under in a note to us, so we know to cater to them.

Booking Confirmation

For internet bookings, refrain from replying to auto-generated confirmation emails. Contact Reservations@sativilla.com for inquiries, and call/ Whatsapp +94 70 180 2178 for assistance.

Amendments and Cancellations

Reasonable changes may be made to travel arrangements after confirmation. Amendments are accepted based on availability. Cancellation policies apply, varying by the booking period.

​​Cancellation Policy for Bookings

  • Free cancellation for requests received in writing over 30 days prior to check in date.
  • Cancellations received within 30 days prior to check in date are subject to a 20% cancellation fee that is equal to the deposit of 20% of the total reservation price.
  • No shows are also subject to a 20% cancellation fee.

Cancellation Policy for Amended Bookings:

The cancellation policy applies to the original date of arrival, not the extended date. If the arrival date is brought forward, the cancellation policy applies to the amended arrival date.

Changes to the Booking

Reservation date changes and number of guests changes are subject to availability.

To modify your reservation, please send an email to reservations@sativilla.com. Changes to dates are contingent upon availability.

Booking (Reservation) Disputes

In the event of a dispute concerning a booking made with Sati, the sole discretion lies with Sati to cancel the reservation and notify the booker via email. The full reservation amount, minus any applicable bank charges, will be refunded via the bookers original payment method.

Travel Insurance

Guests are advised to obtain travel insurance, and Sati can provide details if needed.

Responsibility

We will assume liability only for incidents directly resulting from our staff proven negligence during your stay, within the premises of our accommodation.

Sati Villa cannot be held accountable for the failure of any element outside our Villa premises.

Certain circumstances may render it impossible to fulfill the contract due to events beyond our control, such as loss of government supplied utilities, war, the threat of war, riots, civil strife, industrial disputes, terrorist activity, natural or nuclear disasters, fire, adverse weather conditions, and similar events. In such cases, we will not be liable for compensation, and we may be compelled to cancel, delay, curtail, or alter your reservation in any manner, affecting or preventing our service.

We do not assume responsibility for any loss, damage to baggage, property, or for injury, illness, death, or any damages or claims caused directly or indirectly by accidents, loss, damage to a person or property, delays, transport failures, strikes, war, force majeure (Acts of God), or any other losses arising from or related to your travel arrangements.

We acknowledge our responsibility to ensure that the holidays you book with us adhere to the provided descriptions and that the services we are contractually obligated to offer meet a reasonable standard.

Breakages and Damages

You will be held accountable for any breakages, losses, or damages caused by you or a member of your party during your stay in the accommodation. It is your duty to rectify the damage or make full payment to Sati Villa before departure, indemnifying us against any losses, damages, or claims.

Behaviour

If in the opinion of our staff, your behaviour is unkind, disruptive, causing distress, injury, or danger to our staff, or any other third party, your reservation may be terminated, and we shall not be liable for any incurred costs or claims.

Our Villas are situated close to animal and bird sanctuaries- cruelty to animals will not be tolerated. You must not obstruct nature, litter or take away. Our guests must adhere to the wildlife authority rules of behavior when participating in turtle nesting, kayaking or safari activities. If Sati receives a complaint from the authorities or your tour organizer, your reservation may be terminated, and we shall not be liable for any incurred costs or claims.

Complaints

We aim to amicably resolve any reasonable complaints we receive regarding the standard of service or accommodation arrangements.

Exclusion of Liability

We have endeavoured to portray and describe each accommodation and/or service as best we can and also to provide the most up-to-date information through our website and other communications with you to the best of our knowledge.

We cannot be held liable for any discrepancies or differences that might arise between the content of our website (pricing, text, images, etc.) on any other 3rd party websites or social media pages.

Information provided by you

All information provided by you should be true and accurate. We will treat it confidentially and not forward it to any third party. We have a strict anti-fraud policy and take responsible steps to protect personal information. We will not request for your Credit Card details, Security Codes, OTP or Pins.

Electronic Communication

Communications via email or WhatsApp is accepted, and users agree to receive electronic communications.

Copyright

All website material is owned by Sati Estate Private Limited, and commercial copying is prohibited.

Governing Law and Jurisdiction

These terms are subject to Sri Lankan laws and jurisdiction.

Validity

These terms are effective from January 1st, 2024.
